  • BREEAM  is one of the world’s leading sustainability assessment method for masterplanning projects, infrastructure and buildings. It recognises and reflects the value in higher performing assets across the built environment lifecycle, from new construction to in-use and refurbishment.

    BREEAM does this through third party certification of the assessment of an asset’s environmental, social and economic sustainability performance, using standards developed by BRE. This means BREEAM rated developments are more sustainable environments that enhance the well-being of the people who live and work in them, help protect natural resources and make for more attractive property investments.

  • Habitech offers commissioning and retro-commissioning services for its clients. Recognizing the need for commissioning services before they became a standard in the industry, Habitech has been routinely commissioning the control systems on the projects as a value-added service to clients.

    The commissioning team maintains a diverse workload to bring the highest level of value to building commissioning. Because Habitech's commissioning staff spends time designing systems, performing energy analyses, detailed cost analyses, and performing facility assessments, in addition to commissioning, we have a unique understanding of building systems, design, construction, and facility operations and maintenance.

    The services that Habitech provides in terms of commissioning contribute to the fulfillment of the requests of the LEED protocols in relation to the Basic Commissioning, the Advanced Commissioning and the Retro Commissioning.

  • The activity of Energy Audit or Energy Diagnosis) is a technical support service for sustainability certifications for the implementation of a policy aimed at reducing consumption and improving the performance of the building stock, now also envisaged by Legislative Decree 04/07/2014, n. 102.

    The service provides a detailed analysis of the consumption of the building and the characteristics of the technological systems within it, providing a picture of the energy flows in relation to the purposes, the premises involved and at the time of the analysis.

    On the basis of the results of the diagnosis, a precise intervention plan is drawn up for the efficiency of the structures and the simultaneous production of compliance documentation in accordance with current legislation.

  • Habitech offers the energy modeling service of the building-plant system, with software recognized by LEED, both for new and existing buildings.

    Dynamic energy modeling is a tool for forecasting global energy consumption starting from a simulation model that reproduces the real energy behavior of the building-plant system. Energy Modeling allows to know the synergistic behavior of all the associated energy uses of a building. The results of the model deliver the building's response to external climatic stresses, increasing awareness of consumption trends in relation to the geographical location and its daily and seasonal microclimate.

  • Habitech was the first company to introduce the Sustainability Due Diligence in Italy, as a complementary service in the field of Technical, Real Estate and Environmental Due Diligence.

    The Sustainability Due Diligence is a specialized independent evaluation service, conducted by a third party, which implies the analysis of the conditions of an asset (a single property or a real estate asset) subject to a wider technical evaluation.

    This service aims to assess the characteristics of the building in terms of sustainability, to identify the weaknesses and strengths, to define the certification potential with one of the internationally recognized environmental sustainability systems, with the ultimate goal to define a benchmark or to analyse potential alternatives.

    The outcome highlights any risks or opportunities that may concern an initiative in terms of sustainability, allowing the stakeholders to estimate and plan future costs for management, maintenance, certification and more. This work aims to provide the customer with a definition of the priority activities to be implemented, according to his purposes, alongside with technical assessments to meet specific requirements.

    It is a service that allows, for an asset already in portfolio or under acquisition, this service allows to answer the following questions:

    • Can it be certified according to an international sustainability standard such as LEED, BREEAM or WELL? With what interventions? With what costs? With what time of return?
    • Is it future proof? Is it in line with the performance of the EU directives regarding NZEB - Net Zero Energy Building?
    • Are the actual consumption in accordance with expected ones?
    • Do the systems work at their best efficiency?
    • Are user behaviors virtuous?
    • What impact could climate change and extreme weather events have? Was it designed according to the principles of resilience?

    In all these cases, the activities consist in the collection and analysis of the information of the asset, in dedicated site visits and analysis of environmental and energy impact, in order to evaluate the asset according to the principles of the life cycle (LCA) and the cost of the life cycle (LCC). The activity is carried out by a third party with respect to the Client and other stakeholder. 

    The following documentation is generally required:

    • Architectural and systems schemes, regulatory or as-built documentation;
    • Building and systems user manual;
    • Materials and price list of activities divided by discipline;
    • Final Tests Report;
    • Management policies, pilotage documents, tenant guidelines;
    • Information on occupant use.

    At the end of the activities, a report is delivered to the Client, containing a summary of the assessments, the suggested improvement measures and their priority of action.
